Is a reroof the right time to insulate a commercial building?

Commercial insulation in Perris means adding insulating material to a shop, office or warehouse to control heat, noise or both, and the easiest time to plan it is when the roof is already being worked on.

Most business owners and property managers who call me have a building that won't stay cool, a roof that's coming due, or both. The price depends on how big the area is, whether the insulation goes on top during a reroof or under the deck from inside, what shape the roof is in, and whether old insulation that's wet or damaged has to come out first. The schedule mostly follows the roofer's and whether your building stays open while we work, and the written estimate gives you the figure for your building. The state contractor board licenses insulation work under its own class, so it's fair to ask any crew you're considering which license they hold.

How do you know your building needs insulation work?

A reroof on the calendar

If the roof is due to be replaced or recovered, that's when the insulation is easiest to reach. Once the new roof is on, adding insulation on top means opening the roof back up.

Drips under a metal roof

Water spotting the floor or your stock in a metal building on cool mornings, when nobody can find a leak, is usually condensation forming under the roof. Left alone, it can rust fasteners and soak whatever insulation is up there.

Cooling that never catches up

Offices under the roof that stay hot all afternoon while the units run nonstop usually mean the roof has little insulation, or what's there has been crushed or soaked. You pay for that on the power bill every summer you put it off.

How we handle commercial insulation

I start by walking the building with you, inside and on the roof, because the roof's condition decides what's possible. If a reroof is coming, I look at whether it's the right time to add insulation on top as part of that job. If the roof is sound and we can reach the underside, I look at putting it in below the deck. Before anything new goes in, we pull out insulation that's wet or ruined, since fresh material over a soaked layer just keeps the problem. We also close the gaps where air leaks through, because insulation with drafts around it is like a warm jacket with the zipper left open. Then our installers put in the material we agreed on, and I check it before we pack up. If your roof is close to the end of its life, I'll usually tell you to wait and do both together, so the roof and its insulation only get planned once.

Some buildings need moisture work too. If an office or older shop sits over a crawl space, a crawl space vapor barrier keeps damp from the ground out of the floor. Where walls or ceilings take on moisture, vapor barrier installation keeps it out of the insulation, where it would do damage.

  • On top of the deck during a reroof

This suits a building whose roof is being replaced or recovered anyway, because the insulation goes in while the roof is open. On flat roofs the boards can also be laid to slope, which sends water toward the drains and away from walls and rooftop units.

  • Under the deck from inside

This suits a building with a roof that still has years left and room to work underneath, since nothing on the roof has to come up. It's often the better choice when you can't schedule a reroof yet.

What commercial insulation in Perris has to meet

When a reroof in Perris is big enough to fall under California's energy rules, the part being replaced or recovered has to be insulated to a level the state sets by climate zone. Your climate zone depends on where your building sits. The Energy Commission has a climate zone lookup where you can check your address before you talk to roofers. I'd rather you plan the insulation into the reroof budget from the start than learn halfway through that it's required, so I build it into the written estimate.

Around Perris we work in a lot of tilt-up warehouses, metal shops and older single-story offices with flat roofs, where the summer heat comes straight through roofs built with little or nothing under them. We see the same kinds of buildings on jobs in Menifee and Moreno Valley, and we work across western Riverside County. If your city isn't listed, just ask.

What happens when you call about commercial insulation in Perris?

  1. Call or send the form

I answer the phone myself or call you back. Tell me the building type and whether a reroof is planned, so I know what to look at.

  2. Walk the building together

I come out and look at the roof, the underside of the deck and whatever insulation is there now, with you or your property manager. I take photos so you see what I see.

  3. Get your written estimate

The estimate lists anything that has to be fixed first, the option I'd pick for your building and why, and the work and price in writing. You can set it next to the roofer's bid and decide when you're ready.

  4. Install, check and walk through

Our installers do the work, lined up with the roofer when it's part of a reroof, and I check it before we pack up. Then we walk you through what went in.

Frequently asked questions

Do California energy rules apply to my commercial roof project in Perris?

They apply when the job covers half the roof area or more, or more than 2,000 square feet, whichever is smaller, and that includes a replaced, recovered or recoated roof. Small repairs fall outside those rules. At the walk-through I measure the area of your roof job and tell you which side of that line you're on.

How much does commercial insulation cost in Perris?

There's no one price, because the cost turns on the size of the area, whether the insulation goes on top during a reroof or under the deck, and what has to be fixed first. Old insulation that's wet and has to come out adds to the job, and folding insulation into a reroof you're already paying for usually keeps it from becoming a separate project. The free walk-through gets you a written figure for your building.

Is a roof recover cheaper than a full roof replacement?

Usually, yes, a recover is typically the less expensive option, but it only works if the existing roof is in good condition. Most roofs get one recover before they have to be replaced, so if yours has already been recovered once, plan on a replacement next time.

Can insulation go under the roof deck instead of on top?

Yes, if there's room to reach the underside of the deck. Insulating from below leaves the base flashing, the seal where the roof meets the walls, at its current height, and in some buildings it may be the least expensive way to insulate the roof.

What does insulation do in a metal building?

It controls heat and sound, and when it goes in with a vapor retarder, a facing that holds back moisture, it helps stop condensation on the inside surfaces. It also cuts outside noise and the echo inside. The traditional way is to drape fiberglass rolls with that facing over the frame, facing in, before the outer metal skin goes on, so on an existing building I look at what's there and what we can reach from inside.

How do I make sure spray foam in a commercial building meets fire safety rules?

Ask how the foam will be covered, because one spray foam guide says model building codes require spray foam to be covered by a thermal or ignition barrier, a layer that protects it from fire, or to pass large-scale fire tests. If foam is the right fit for your building, we go over the covering in the written estimate.
